Who Uses This

Four situations where you need a pump valuation

Whether you are buying, selling, borrowing, or simply curious — knowing your pump's real value changes every negotiation.

🏷️
Selling Your Pump
Know your pump's fair market value before you list it. Most dealers either undersell (leaving lakhs on the table) or overprice (and find no buyers).
Avoid underselling
🔍
Buying a Pump
Before making an offer on someone else's pump, verify that the asking price is justified by actual revenue, assets, and comparable sales in the area.
Negotiate with data
🏦
Bank Loan / Mortgage
Banks need a formal valuation to sanction loans against your petrol pump. A proper three-method valuation is more credible than a simple asset list.
Strengthen loan case
📋
Partnership / Succession
Bringing in a partner, settling a family inheritance, or transferring the dealership to the next generation — all require a defensible, fair valuation.
Fair & documented
The Methodology

Three methods. One blended answer.

No single method captures the full picture. PPG's calculator uses all three and weights them based on your pump's specific situation.

01
💰
Income Method
40% weight — primary method
Values your pump based on the income it generates. Uses your net monthly profit, applies an industry-standard capitalisation rate, and accounts for growth trend and OMC commission structure.
Inputs used
Monthly net profit (avg 12 months)
Revenue growth trend (YoY)
OMC commission per litre
Non-fuel income (lubes, etc.)
Capitalisation rate (10–14%)
40% weight
02
🏗️
Asset Method
35% weight — floor value
Values your pump based on what it owns — land, building, dispensers, underground tanks, and other fixed assets. Depreciation is applied to movable assets while land and building appreciate.
Inputs used
Land value (own / leased)
Building & canopy value
Underground storage tanks
Dispensers (age & condition)
Goodwill & dealership licence

📈
Market Comparable
25% weight — reality check
Compares your pump against actual pump sales in your region and category — highway vs urban vs rural, volume bracket, and OMC. Anchors the valuation to what the market actually pays.
Inputs used
Location type (highway/urban/rural)
Daily volume bracket (KL/day)

Value Drivers — What's Helping & What's Hurting
Highway location premium (+18%)
Highway pumps command a significant premium over urban pumps due to captive traffic and higher diesel volumes.
Freehold land (+22%)
Own land significantly increases the asset method valuation and removes OMC transfer risk for the buyer.
Non-fuel revenue (+8%)
Lube and ATM revenue of ₹12,400/month adds income stream diversity that buyers value positively.
⚠️
Ageing dispensers (−6%)
3 of 6 dispensers are 8+ years old. Buyer will likely need to invest ₹8–12L in replacements within 2 years.
⚠️
Flat volume growth (−4%)
Volume has grown only 2% YoY over 3 years. Industry average is 6–8%. Limits income method premium.
Clean compliance record (+5%)
All 20 licences current, no PESO violations in 3 years. Clean record reduces buyer's perceived risk.
Risk Assessment & Recommendations
🟡
OMC Transfer Risk: Buyer must get IOCL approval for dealership transfer. Process takes 3–6 months and is not guaranteed. This is a standard risk in all pump transactions.
🟢
Land Title: Freehold land title is clean — no encumbrances or disputes noted. Highest-quality asset for this pump.

What Drives Value

The factors that make or break a pump valuation

Understanding these factors helps you maximise your pump's value before selling — or spot risks before buying.

📈
Value-Adding Factors
🛣️
Highway location
Highway pumps command 15–25% premium over urban pumps of the same volume due to captive diesel traffic and growth potential.
High impact +15–25%
🏠
Freehold land ownership
Pump on own land is 20–30% more valuable than leased land. Eliminates OMC's land reclaim risk for the buyer.
High impact +20–30%
📊
Strong revenue growth trend
A pump growing 8%+ annually gets a higher income method multiple than a flat-volume pump. Even 3 years of data matters.
Medium impact +8–15%
🏪
Non-fuel revenue streams
Lubes, ATM, car wash, convenience store — income diversification reduces buyer's risk and increases valuation.
Medium impact +5–12%
📋
Clean compliance record
No PESO violations, all licences current, clean OMC audit history — reduces perceived risk for buyers and banks.
Moderate impact +3–7%
📉
Value-Reducing Factors
⚙️
Ageing or poor-condition dispensers
Dispensers older than 8 years need replacement soon. Buyers discount valuation by ₹6–12L per old dispenser expected to fail.
Medium impact −5–10%
📉
Flat or declining volume
A pump that hasn't grown volume in 3+ years signals market saturation or operational problems. Caps the income method significantly.
High impact −10–20%
⚠️
Pending compliance violations
PESO violations, pending GST dues, or expired licences reduce valuation and may block OMC transfer approval entirely.
High impact −8–15%
📄
Leased or disputed land
Land lease with less than 10 years remaining, or any title dispute, significantly reduces asset method and buyer confidence.
High impact −15–25%
👥
High staff turnover / poor records
Inability to show clean shift records, recurring staff pilferage, or no financial books reduces buyer trust and negotiating position.
Medium impact −5–10%
How Dealers Use It

Real situations. Real decisions.

01
🤝
Before entering negotiations
A dealer in Rajasthan was offered ₹1.8 Cr for his pump. PPG's valuation showed ₹2.4 Cr as the fair value. He walked away from the first offer and eventually sold for ₹2.2 Cr.
Know your number before anyone else makes an offer. Every lakh matters in a pump transaction.
02
🏦
Loan application support
A pump owner in Maharashtra needed a ₹50L working capital loan. The bank asked for a pump valuation. PPG's report showed ₹1.6 Cr asset value — loan was sanctioned in 3 weeks.
Banks respond better to a structured three-method report than an informal estimate from a local broker.
03
👨‍👩‍👦
Family succession planning
A dealer in Punjab wanted to split the pump business fairly between two sons. PPG's valuation gave them a documented, neutral number to base the division on — avoiding a family dispute.
An independent, documented valuation is the only fair basis for succession or partnership discussions.

Frequently Asked Questions

Questions about pump valuation

Is this valuation accepted by banks? +
PPG's valuation report is designed to support loan applications and gives banks a credible, structured basis for assessment. However, some banks require a certified valuer registered with the bank's approved panel. Ask us about our Expert Services certified valuation option for formal requirements.
How accurate is the three-method calculation? +
The blended valuation is indicative — it gives you a defensible range based on your inputs and our database of comparable pump sales. Accuracy depends on the quality of data you enter. Pumps with 12+ months of clean financial records get the most accurate output.
My pump is on leased government land — can I still get a valuation? +
Yes. The calculator handles all land types — freehold, leased, government land, private lease. Land type is factored into the asset method automatically. Leased land valuations will be lower than freehold but still provide useful indicative numbers.
What data do I need to enter for the calculation? +
The basic calculation needs: average monthly net profit, daily fuel volume, number and age of dispensers, land ownership type, and location type (highway/urban/rural). Optional inputs like non-fuel revenue, OMC incentives, and asset replacement schedule improve accuracy.
Can I use this if I'm buying — not selling — a pump? +
Absolutely. Enter the data from the seller's pump (ask for their monthly revenue, daily volume, and asset details) and the calculator gives you an independent view of what it is actually worth — so you know whether the asking price is fair, high, or low.
Is my pump's financial data kept private? +
Yes. All data you enter is private to your account. PPG uses aggregated, anonymised data to build the comparable sales database — your specific pump's numbers are never shared with any third party.
